LEAN Manager

YIT Slovakia a.s.

     During my time as a construction manager on the construction of NUPPU 5, together with my team and CEO, we started experimenting with the first LEAN tools, especially the Last Planner System, Value Stream Mapping, Gemba Walk, and Takt Time. Despite the fact that during the construction we were significantly limited by the coronavirus pandemic, which caused outages of human resources and materials, we managed to complete this construction a month faster than three identical buildings previously.

        In the photos below you can see two almost identical buildings. Both are in the same stage of construction. i.e. completion of the ceiling of the last floor. The building on the left (NUPPU 3) was built by our competitor and the building on the right by my team (NUPPU 5). The difference is huge. While our competitor at the same time had barely fitted a pair of window frames and brick walls on a few floors, we managed to have a finished part of the facade, including the final color, railings, and glazing, a roof in progress, finished brick walls on the penultimate floor, installed wiring one floor lower, and plaster another floor lower.

     And all of that not because people were working under pressure or extra hours or two shifts. We achieved this by different planning and work organization than we were used to before. In addition to the pace of construction, there was a great atmosphere and we built excellent relationships with business partners and colleagues. Of all the constructions I have worked on, I felt the lowest level of stress on this one. All participants (our suppliers included) remember this construction with a smile on their faces.

     It's definitely not just thanks to LEAN. The right people in the right place have contributed much more significantly to this success. But that's what LEAN is about as well. To put together people who understand each other and have a desire to achieve something. I am grateful that my team is not only capable of extraordinary things but also willing to try all my folly :)

     The results convinced us that it makes sense to take LEAN more seriously and that is why we have created a new department, whose task is to spread this way of thinking to other construction teams and other departments within our company.
